The drawings are not the product. The approval is.

Anyone can draw a floor plan. What councils and certifiers assess is whether the documentation demonstrates compliance — with the National Construction Code, the relevant Australian Standards, and the planning controls that apply to your specific site. Loose documentation means requests for information, redesign fees and months of delay.

We document for the approval pathway first: the right drawings, the right notations, the right compliance demonstration, in the right order for your state.

New Builds & Dwellings

Full architectural documentation for new homes and secondary dwellings, from concept through to certifier-ready drawings.

Developments

Permit documentation for dual occupancy, townhouse and rooming house projects — coordinated with planning requirements.

Renovations & Extensions

Approval documentation for alterations and additions, including structures that owners often don't realise need approval.

Documentation Rescue

Existing drawings rejected or stuck in RFI cycles? We bring documentation up to approval standard and respond until it's through.

The right approval pathway for your state.

The same project needs different approvals depending on which side of a state border it sits. We document for the pathway that actually governs your site — and tell you which one that is before any drawing begins.

New South Wales — DA & CDC

Development Application documentation for council assessment, or Complying Development Certificate documentation for the faster private-certifier pathway where your site and design qualify. We advise which route fits before you commit.

Victoria — Planning & Building Permits

Planning permit documentation where the zone, overlays or proposal trigger it, then building permit documentation for your building surveyor — in the right order, so you never pay for drawings the planning outcome might change.

Queensland — Building Approval

Documentation prepared for private certifier assessment against the NCC and applicable planning scheme codes, with council planning approval handled first where the project requires it.

Not sure which approvals your project needs — or whether it can be approved at all? Start with a fixed-fee Feasibility Assessment: independent written advice on your site's constraints and approval pathway before documentation begins.

What are building permit drawings?+

The architectural documentation a certifier or council needs to approve construction: site plans, floor plans, elevations, sections, and the specifications and notations that demonstrate compliance with the National Construction Code and relevant Australian Standards. The exact approval they support differs by state — a building permit in Victoria, building approval through a private certifier in Queensland, and a Construction Certificate or CDC in New South Wales.

What's the difference between a DA and a CDC in NSW?+

A Development Application is assessed by your council against its planning controls, with notification and longer timeframes. A Complying Development Certificate is a faster combined approval issued by a private certifier — available only where the site and design meet pre-set standards. We advise which pathway your project qualifies for, and document accordingly.

Do I need a planning permit before a building permit in Victoria?+

Often, yes. Many Victorian projects need a planning permit from council first — triggered by the zone, overlays or the proposal itself — then a building permit from a building surveyor. Some need only the building permit. We identify which applies to your site before documentation begins, so you don't pay for drawings in the wrong order.

How does building approval work in Queensland?+

Building approval is usually issued by a private certifier against the NCC and the planning scheme's applicable codes; some projects need council planning approval first. We prepare documentation for certifier assessment and handle requests for information through to approval.

Can you take over a project that already has drawings?+

Yes. We regularly step into projects where existing documentation has been rejected, is stuck in RFI cycles, or needs to be brought up to approval standard.

How do fees work?+

Fixed fee, agreed in writing before work begins, based on your site, project type and approval pathway. Send the property address and a short description and you'll have a written proposal within 48 hours.
