One that leaves questions comes back as a request for information, and every round costs weeks. We prepare the set to be approved, and we answer the RFIs until it is.

Gold Coast & Brisbane (QLD)
Building approval is issued by a private building certifier against the National Construction Code and the planning scheme codes. Council is involved where a siting variation or a development application is triggered. We prepare the documentation for certifier assessment and coordinate responses to any requests for information.
Tweed Shire (NSW)
Exempt development for the smallest works, a Complying Development Certificate through a private certifier where the site and design meet the codes, or a Development Application assessed by Tweed Shire Council followed by a Construction Certificate. We advise which applies and document accordingly.

What are building approval drawings?+
The architectural documentation a certifier or council needs to approve construction: site plan, floor plans, elevations, sections and the specifications and notations that show compliance with the National Construction Code and relevant standards. In Queensland they support building approval from a private certifier; in the Tweed they support a CDC or a DA and Construction Certificate.
Do I lodge with council or a private certifier?+
On the Gold Coast and in Brisbane, building approval is lodged with a private certifier; council is involved only where planning approval or a siting variation is triggered. In the Tweed, a CDC is lodged with a private certifier and a DA with council. We tell you which applies to your project.
The certifier has rejected my drawings. Can you fix them?+
Yes. We regularly step into projects where the existing documentation has been rejected, has attracted repeated requests for information, or was drawn by someone who is no longer available. We bring it up to approval standard and respond until it is through.
Can you draw plans for a structure that is already built?+
Yes. We measure what is there, prepare as-built drawings and the documentation needed to seek approval for the existing structure. Whether it can be approved as built depends on the structure and the site, and we tell you honestly before you pay for the full set.
Do you do the engineering and the energy report?+
We coordinate them. Structural engineering and energy ratings are prepared by separate consultants, which we organise so the package arrives complete. Their fees are separate and disclosed upfront.
